Landlord acknowledges receipt of refundable Deposit in the amount of $499 from Prospective Tenant(s) as a refundable holding fee for the property listed above. Prospective Tenant(s) understands the holding deposit reserves the property for the Prospective Tenant(s) until a lease, tenant screening and all move-in requirements have been properly completed and satisfactory to landlord. The lease and all move-in requirements must be completed within 30 days of notification by the landlord that the property is now ready for move-in.
When all move-in requirements have been met and Prospective Tenant(s) given possession of the property, the refundable Deposit to Hold will be transferred to the Security Deposit to be held through the entire tenancy. Prospective Tenant understands and agrees that no possession of the property will be granted until all move-in requirements have been completed.
Refundable Deposit to Hold will be held in an account by the landlord. If for any reason, the Prospective Tenant(s) request a refund of their Deposit to Hold before they have signed the lease agreement, or if for any reason, the Prospective Tenant(s) fail to complete all move-in requirements within 30 days of notification by the landlord that the property is now ready for move-in, the landlord will return the property to public offering and the Deposit to Hold will be returned to the Prospective Tenant(s), less a 5% payment processing fee.
Tenant subject to $50 per month fee for water/sewer/garbage, $250 pet fee plus an additional $25/mo fee per pet. Optional garbage disposal at $10 per week.
